01.) Why are you offering less than market value?

Because I’m offering you something the market can’t, speed and certainty. Most land sits on the market for six months to a year, and even then sellers typically walk away with 70 to 75% of market value after commissions, prep costs, and time. I can close in two weeks with cash in your account, no listings, no waiting, no cleanup costs on your end. For a lot of landowners, that tradeoff makes a lot of sense.

02.) How fast can you close?

In most cases, two weeks. Once we agree on a price, I move quickly. As long as there are no title issues that need to be resolved, I can have cash in your account in as little as 14 days.

03.) My land is overgrown and hasn’t been maintained. Does that matter?

Not to me. I have my own equipment and I handle land clearing myself. Overgrown brush, old mesquite and cedar, roads that have grown over, none of that is a dealbreaker. Most buyers would ask you to clean it up first or knock the price down. I factor it in and take care of it myself after closing.

04.) What are you going to do with my property after you buy it?

I’ll be straight with you. I plan to clean the property up, whether that means clearing brush, adding fencing, or improving access, and then relist it at market value. I’m not going to hide that from you. I think you deserve to know exactly what you’re getting into, and I’m not interested in doing deals where someone feels like they got taken advantage of.

07.) Are you a licensed real estate agent?

Yes. I’m a licensed ranch realtor and land specialist. That means I don’t just buy land, I also have the knowledge and credentials to list and sell it at full market value if that’s the direction you want to go.

08.) What size properties do you buy?

09.) Do you buy landlocked properties?
